Once again, we present our 2024 Sustainability Report, which outlines the progress and achievements made on our journey toward a more sustainable future, guided by our Sustainability Strategy focused on four key commitments: Integral Business, Sustainable Design, Socio-environmental Balance, and Community Development.

The Dominican Republic, with its natural richness and cultural warmth, has the potential to lead the future of tourism: a more conscious, authentic, and sustainable approach where visitors travel, respectful of the environment, in search of meaningful experiences connected to the local culture. Our proposal represents an innovative solution for tourism real estate development, based on integration with the local ecosystem and a long-term vision.

Thanks to our team’s commitment, we are advancing the design of a destination that balances economic development, biodiversity, education, and inclusion, with a conscious and differentiated luxury experience. We’ve proven that it’s possible to drive economic growth without compromising environmental or social well-being. Our work in Miches is a testament to how positive impact can be generated by prioritizing sustainability in all its dimensions.

In 2024, we took significant steps toward the construction of the Four Seasons Dominican Republic at Tropicalia, the first development phase of Tropicalia, which will include 95 rooms and 25 private residences. This milestone is the result of years dedicated to consolidating strategic partnerships and designing a product that reflects our commitment to a legacy of sustainable luxury tourism in the Dominican Republic. The project marks a key step in positioning the country as a sustainable luxury destination, in harmony with nature and the local community. The arrival of a brand of Four Seasons’ caliber enriches our tourism offering, diversifying and elevating the country’s profile to attract higher value-added tourist capital. We will continue working in this direction with future development phases.

We strengthened our leadership in the development of Miches through our active participation on the Promiches Board of Directors, which, since the end of 2024, has been chaired by Tropicalia through its president, William R. Phelan. Furthermore, we continue to participate in its various initiatives and conservation programs, such as the Sea Turtle Monitoring and Protection Program (Protortuga), in alliance with the Ministry of Environment and Natural Resources of the Dominican Republic, and other coastal marine conservation stakeholders.

In the community sphere, we continue to promote “Soy niña, soy importante” (I’m a girl, I’m important), an initiative that protects and empowers girls through education and awareness of their rights; and in 2024, we launched the “Mi Ruta” pilot program to support adolescents aged 15 to 18 in developing their post-high school life plans. Our scholarship program continues to graduate young agricultural engineers, while “Miches Emprende” continues to offer microloans with favorable terms to local entrepreneurs.

We aspire to be a global model of sustainable and regenerative tourism, where economic development, the preservation of the natural environment, and the well-being of local communities coexist in balance. Our vision is to build a world-class tourist destination that demonstrates that luxury and sustainability can not only coexist but are mutually reinforcing. We believe in a future where tourism is a positive force for social development, inclusion, and the conservation of the Dominican Republic’s cultural and environmental heritage.

Dear friends, partners, and members of our community,

Presenting the 2024 Sustainability Report for Tropicalia is a source of pride for me, but it is also an invitation to reflect on everything involved in developing a project of this nature in such a special and challenging environment: rich in natural beauty but historically lagging in terms of infrastructure, services, and opportunities.

Over the years, we’ve faced significant challenges: from the lack of adequate access to basic services, to the need to train local talent in technical skills, in addition to the logistical challenges inherent in operating in a growing rural area. Every decision we make at Tropicalia is influenced by these realities. We cannot talk about sustainability without a deep understanding of the territory and its people.

And that is what we have done: support processes, listen, invest long-term, and remain faithful to a project that stands out for its commitment to sustainable development, placing human development, environmental protection, and the generation of shared value at its center. Through Fundación Tropicalia, we have promoted programs in education, entrepreneurship, sustainable agriculture, and gender equality. We know that a tourist destination isn’t built without first building citizenship, trust, and local capacity.

This document represents much more than an accountability exercise: it is a reflection of our commitment and respect for the natural environment and the wellbeing of the communities in Miches and the entire Eastern region of the Dominican Republic. We approach this challenge with great responsibility, leveraging it to consolidate a business management that allows us to be innovative and be the best neighbors and citizens.

Throughout 2024, we continued to strengthen our vision of creating a world-class tourist destination that harmonizes with the environment and mitigates the impacts caused by development. We did this in close collaboration with our partners, our collaborators, and especially with the local community.

We consolidated responsible practices across all phases of our development, promoted dignified employment, boosted education through Fundación Tropicalia, and advanced environmental regeneration and climate change adaptation initiatives. We also reaffirmed our commitment to the United Nations Global Compact Principles and aligned our strategy with the International Finance Corporation’s (IFC) environmental and social performance standards of the World Bank. Thus, we work every day toward creating a fairer and more resilient future.

In a global context marked by climate urgency and accelerated economic changes, our commitment is to continue doing things right, with our feet on the ground and our hearts set on the community and the environment. This report captures that effort, and it is also a testament to the power of collaboration and the impact that can be achieved when development is done with consciousness, respect, and responsibility.
