Highlights

Fulfilled the precedent conditions required by the banking syndicate, including development banks like IDB Invest, DEG, and CIFI Latam, S.A., thereby releasing the first disbursement of the mezzanine loan in December 2024.
Certificates of compliance from IDB Invest’s independent consultants were issued in the areas of engineering, environment, health, and environmental and social safety.

Signed the construction agreement with Bouygues Construcciones República Dominicana and began the vertical construction of Four Seasons Tropicalia.
Completed the issuance and delivery of construction plans, reaching 100% of the required documentation for the execution process. We also finalized the delivery of the necessary technical documents for updating the project execution plan and budget.
Reviewed designs and submission for LEED certification.
Began the construction administration process and on-site inspections.
Developed the landscaping plan, which includes the selection of native species and the planning for the development of nurseries.
Completed the 100% sea turtle-friendly lighting design for the project.
Obtained conditional permits to begin work on all project buildings, and prepared the required documentation to obtain the definitive construction license.
Inaugurated La Palapa Tropicalia, a space that embodies our vision of regenerative luxury, inspired by the Caribbean essence, blending beach design with rich Dominican craftsmanship

Our 2023 Sustainability Report was awarded the Best Sustainability Report for Small Companies by The Corresponsables Foundation.
Launched the Tropicalia Ethics Line, which allows anonymous reports and/or suggestions from employees and community members about our business actions. It was shared with both internal staff and the entire Four Seasons Tropicalia construction value chain.
Received the first corrective action plan from the IDB Invest environmental and social consultant to improve processes and align with IFC performance standards.

William Phelan assumed the presidency of the Promiches Board of Directors for the 2024-2026 period.
Supported Promiches in the execution of the Sea Turtle Monitoring and Protection Program (Protortuga) through ordinary and extraordinary contributions. We also participated in their Guardians of the Sea program in the Mamá Tinglar category.
In partnership with Promiches, we participated in FITUR 2024 in Madrid.

Launched Mi Ruta pilot program, a Fundación Tropicalia and IDB Invest initiative aimed at empowering Miches youth with key tools for their professional future.
Fundación Tropicalia received a donation from the Airbnb Community Fund. The funds will be used to establish and equip a new center, hire staff, and implement continuous development programs for children and adolescents.
Fundación Tropicalia took a big step toward institutionalization, achieving non-profit association status under the sectorial of the National Council for Children and Adolescents (CONANI) for a two-year period. This authorization ensures compliance with the necessary requirements to operate in the field of childhood and adolescence and facilitates receiving funding allocation or contracting from public sector institutions, as well as state endorsement to obtain cooperation funds, specifically for the Soy niña, soy importante initiative.
